What can the Deal Shaper model?+

Blocks of flats (title split and refurbish-refinance) and buy-to-lets — held or BRR, single units or portfolios. It walks you from purchase through value-add and finance to either a refinance-and-hold or a sale.

Where does the data come from?+

Land Registry Price Paid for sold prices, the EPC register for floor area and ratings, and Homedata for comparables, current listings, price trends and a value estimate — all pulled live by postcode.

How does the finance and stress test work?+

It prices the bridging and the end mortgage, refinances at 75% of the value, and runs a lender ICR stress test — 5-year fixes at the pay rate, shorter terms at the higher of pay rate + 2% or 5.5%, against a 145% or 125% threshold.
